Yes, under the contract you are able to inspect the property once before settlement, although the parties can agree on additional inspections. The final inspection should be completed as close to settlement as possible and should be arranged with the agent.
At the final inspection you should ensure that the property is in the same condition that it was in at the date of exchange save for fair wear and tear. If you do notice any changes to the property that were not present at the time of exchange such as a hole in a wall, broken windows etc you need to get in contact with your Solicitor immediately so that you can be advised of your options on how to proceed.
Also, upon final inspection of the property you need to observe if there is furniture or rubbish remaining at the property which should have been removed. If you proceed with settlement prior to carrying out a final inspection of the property and rubbish or furniture is remaining it will most likely end up being your responsibility to remove.
