You have made the decision to sell your property but what do you do now? The first step is to call your Solicitor. They will ask you for a list of your inclusions, improvements and exclusions and will start to get a contract drawn up.

We find that these questions are usually answered with a question from our clients: what is an inclusion? What are improvements? And, what are exclusions? We are here to clarify:

What is an Inclusion?

Inclusions are a list of all the items in the house that a purchaser will expect to remain in the property when they take ownership. Standard inclusions usually noted in the contract are blinds, built-in wardrobes, clothes line, curtains, dishwasher, fixed floor coverings, insect screens, light fittings, range hood, stove, pool equipment and TV antenna. Some other common examples are air conditioner, ceiling fans, gas heater, security system etc.

What are Improvements?

Improvements are the structures that have been built on the land that is for sale. This is where we will specifically list what structures a purchaser is buying. For example, a House, or Home Unit, a Garage or Carport.

Can I exclude certain items that I want to take with me?

Yes, if there are fixtures or fittings in the property that you would like to take with you, you can exclude those items from the contract.  This should be clearly noted in the contract so that a purchaser does not think they are buying those items. For example, if you have purchased that perfect chandelier and just do not want to part ways with it, you can list it as an exclusion and take it with you.
