Are you looking to purchase a property this year? What should you do before making an offer?

Buying a property can be a stressful experience full of unknowns and never-ending questions. The property team at Kenny Spring Solicitors are here to help with any questions you have and to make the process as seamless as possible!

Placing an offer on a property is a big step but there are a few questions you should think about before you take that big initial leap into the property market.

So here are a few quick steps to think about before you place your offer on a property.

1. Have your finance in place.

Are you a cash buyer or will you need to speak to a bank or mortgage broker about obtaining finance for your purchase?

It is extremely important that you start the finance process before you think about placing an offer on a property. You need to ensure that you will have sufficient funds to purchase a property and knowing what loan capacity you have will make that process easier.

There are many steps involved in obtaining finance so the earlier you start the process, the quicker you can move towards exchanging contracts on your property and proceed to settlement.

2. Engage Kenny Spring as your solicitor.

It is important you have your chosen representative details to give to the real estate agent before your offer has been made on the property.

You should have a solicitor or conveyancer review the Contract early to review the terms of the Contract and provide expert advice on your rights and obligations before you make any final decisions on the purchase of your property.

3. Do an inspection of the property.

This may seem like a simple step, but it is often one that is overlooked. Make sure you take a second look around the property to make sure that it is right for you.

4. Obtain a pest & building report.

We recommend that you arrange a pest & building inspection of the property early so that you can have the property assessed to determine whether there are any issues with the property including any structural, building or pest concerns, before you agree to purchase the property.
