Summer is the perfect time to go house hunting, but if you haven't purchased a house before (or it's been a while since your last house purchase), here are 6 easy steps to get you started! 

Step 1: Find “the one” and let your real estate agent know that Kenny Spring Solicitors will be looking after you.

Step 2: Let your bank or finance broker know that you have an agreed price and the property address. The sooner the finance approval process gets underway, the sooner you can secure “the one”.

Buyer tip: we recommend that exchange take place once the bank provides unconditional approval; which will occur after the property is valued.

Step 3: We will discuss the contract with you once we have received it from the seller/vendor’s solicitor.

Step 4: We recommend pest and building reports, and can arrange these for you if you wish.  We will also advise whether a survey report, strata report or building certificate is necessary.

Step 5: Final Checklist        

  • Unconditional Finance
  • Pest & Building Reports / Strata Report / Survey
  • Contract Terms

Then we exchange contracts, and both parties are bound.

Step 6: After exchange, we will order and examine all necessary searches and ensure the conveyancing process is as smooth as can be for you.

After 5-6 weeks, it will be time to settle and for us to congratulate you on the purchase of your new property!
